Why Metro Detroit basements leak

Much of Metro Detroit sits on dense clay soil. Clay holds water against foundation walls and drains slowly, so after a heavy rain or a spring thaw, water pushes in through cracks and the joint where the wall meets the floor.

Michigan winters add freeze-thaw cycles that open small cracks wider every year. Many older homes in Detroit, Dearborn, Royal Oak and Ferndale also have concrete-block foundations and original drain tile that can clog with age. Heavy summer storms can overload older sewers too, which is why sump pumps and backwater valves are common fixes here.
